E. W. Howell offers a variety of pre-construction services to ensure your project operates on budget and on time. While each project has its own unique set of pre-construction requirements, the following pre-construction services are an essential component of E.W. Howell’s commitment to your project’s success.
Top Level Involvement
Senior executives on the E.W. Howell team oversee all pre-construction services, ensuring a constant line of communication in order to generate the most comprehensive and accurate budget, schedule, and logistics information possible during pre-construction. Additional support is identified during the pre-construction phase as needed to supervise site mobilization, general conditions review, site safety, constructability, phasing, scheduling, and periodic reviews of the budget estimates in development.
Design ManagementThe completeness and quality of the design drawings will have a direct impact on the completeness and quality of the construction. At the end of each design phase, E.W. Howell will review all architectural and engineering drawings for clarity and optimum construction and bid readiness.
Project Scheduling
To avoid pre-construction delays, E.W. Howell will work with the architect to prepare a detailed pre-construction schedule that addresses design and construction management activities including securing approvals from authorities with jurisdiction over your site, milestone dates and key construction trade activities. Once underway, your project’s progress is also discussed at regularly scheduled meetings to review design and field condition issues and any other items requiring resolution.
Project Estimates
Depending on the scope of your building project, E.W. Howell will typically provide several estimates prior to final budget development at the time of bid and award of trades. The estimating process begins at the conceptual or schematic phase and evolves as the design progresses. Comprehensive estimates are generated internally utilizing both internal and subcontractor based costs.
Value Engineering
During the design phases of the project, E.W. Howell will work closely with the architect and engineers to explore, analyze, and evaluate any possible design, means and methods, or material substitutions so as to realize optimal value for each dollar spent.
Logistics Plan
Working with the architect and the owner, E. W. Howell will develop a project site logistics plan that addresses such issues as 1) site limitations with respect to road access, traffic control, utility mark-outs and construction trailers; 2) safety protection at immediate site and surrounding area; 3) storage and staging areas; 4) protection of sidewalks, trees and utility lines; 5) placement of major equipment; and 6) barricades and street closures.
Bid Procurement
As one of the most established construction companies in the region, our subcontractor base is extensive and refined. Generating over 200 million dollars annually over the last several years creates solid relationships with the major subcontractors in the region, while providing our firm with the opportunity to work with many different subcontractors within one discipline. We will work closely with you to develop the list of qualified subcontractors invited to participate. Our team’s goal is to create a list of qualified subcontractors that will provide the most competitive, comprehensive and accurate proposals for the scope of work involved.
